São Carlos Announces its 2Q18 Results

São Paulo, Brazil - August 08, 2018 - São Carlos Empreendimentos e Participações S.A. (B3: SCAR3), announces today its second quarter of 2018 results.

    • Recurring gross revenue from leases increases 4.1% in 2Q18 when compared to 2Q17, on a same-asset basis. Total revenue decreased by 18.3% over 2Q17, impacted by the lack of revenues from the properties sold (Mykonos building, Centro Empresarial do Aço and Morumbi Park building)

    • Portfolio closed 2Q18 with physical vacancy rate of 13.0%, 1.7 p.p. below the rate of 1Q18 and considerably below market averages

    • FFO of R$ 11.6 million in 2Q18, with a margin of 20.6%. EBITDA of R$ 41.8 million, with a margin of 74.2%

    • Pre-payment of debts in the amount of R$ 95.1 million in 2Q18, with an average interest rate of 9.9% p.a. + TR. Prepayment in the year totaled R$ 165.2 million

    • NAV (Net Asset Value) of R$ 3.0 billion, corresponding to R$ 52.6 per share, 2.5% up on 2Q17
