São Carlos Announces its 3Q18 Results

São Paulo, Brazil - November 07th, 2018 - São Carlos Empreendimentos e Participações S.A. (B3: SCAR3), announces today its third quarter of 2018 results.

  • Market value of portfolio reaches R$4.1 billion, a growth of 4.8% in the last 12 months, considering the same asset base - as appraised by CBRE consultancy in September 2018
  • NAV (net asset value) amounts to R$3.2 billion, or R$56.2 per share, a growth of 3.1% compared to 3Q17
  • Net debt reduces to R$986.5 million, impacted by the prepayment of financing with funds from asset sales. Net debt over portfolio value (LTV) reaches 24%
  • Recurring gross revenues from leases totals R$59.8 million, up by 5.3% when compared to 3Q17 on a same-property basis.
  • Recurring EBITDA reaches R$43.3 million and recurring FFO reaches R$13.7 million in the quarter. High profitability levels with EBITDA margin of 76.2% nd FFO margin of 24.1%
  • Portfolio closes 3Q18 with physical and financial vacancy rates of 12.6%, a decrease of 0.4 pp and 0.5 pp, respectively, when compared to 2Q18
